NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON MICHEL PATRY’S LICENCE

NOTICE is hereby given that Michel Patry, residential real estate broker, licence number H8891, whose establishment is located in Quebec City has had conditions and restrictions imposed on his licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2 and 3) of the Real Estate Brokerage Act.
On January 12, 2023, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Patry’s licence:

- For a period of 12 months following his licence issuance, prohibiting him from carrying on activities on his own account and from being designated as agency executive officer and/or from acting as one.
- For his first five transactions or if not, during a period of 12 months following his licence issuance, he must be under the direct supervision of his agency executive officer or an experienced real estate broker designated by his agency executive officer.
- Within 30 days following his licence issuance, he shall send an undertaking signed by his agency executive officer and by any real estate broker involved in the supervision mentioned in paragraph (b) to the Organization’s Registry Service in which they undertake to supervise the applicant.
- In the event of any agency change during the period mentioned in paragraph (b), the applicant shall submit a new undertaking in accordance with paragraph (c) within 30 days of the agency change.
- The 12-month period referred to in paragraphs (a) and (b) shall end only upon the completion of 12 months as an active real estate broker's licence holder.
- The 12-month period referred to in paragraphs (a) and (b) shall be suspended in the event the applicant suspends or revokes his real estate broker's licence.
- The applicant shall send the Organization’s Registry Service a certificate from his agency executive officer and/or from any real estate broker who participated in his supervision. This certificate shall state that the applicant has been supervised, the number of transactions carried out, and any problems encountered and the measures implemented to counter them. This certificate shall be received within 30 days of the end of the supervision period.
Should Mr. Patry fail to comply with the above conditions and restrictions, his right to engage in real estate brokerage activities shall be suspended until he does so.
This notice became enforceable on February 7, 2023.
This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences.
